Happy New Year from the team at Stonebridge

We hope you had a relaxing Christmas and a joyous New Year. We certainly are cautiously optimistic for a good property market in North London this year. Stonebridge are pleased to have had our best year since opening and we predict this to continue. The property market is having a reset, with national statistics showing reduced asking prices for four consecutive months. We have seen over the last three years an enormous growth in property sales and prices outside the capital. This hasn’t been the same for London. Overall seeing around 5% growth compared to 20-25% in some areas of the country. London and in particular North London is predicted to remain static for the first half of the year with 2-5% growth expected quarter three and four.

North London in particular Muswell Hill, Highgate and Crouch End often find themselves insulated from short term fluctuations in the market. The Schools, Highgate School, Channing School for Girls, Fortismere Secondary, Alexandra Park Secondary as well as over ten outstanding primary schools. Help drive demand from surrounding boroughs. We have also seen a demand from our clients who wish to downsize, the empty nesters wanting to release some equity and the burden of maintaining larger Victorian homes.

This need for school catchment as well as downsizing families let to a spike in property sales for homes valued at £2-3m in 2022 in and around Highgate. We expect this to continue this year.
